1. What Has Happened in the Spanish Property Market (Last 2 Years)?
Prices: strong growth in big and coastal cities

Across Spain, house prices grew by around 3–4% in 2024, with stronger rises in the largest and most touristic municipalities.

In cities over 200,000 inhabitants, prices rose by about 9.1% on average in 2024, and by 10.3% in touristic areas.

In 2023, most major cities were already seeing annual growth of 3–6%, with coastal cities like Valencia, Santa Cruz de Tenerife and Málaga around +9% year-on-year.

Málaga has been one of the hottest markets: second-hand housing in the city rose by about 13% in 2024, and more than 15% year-on-year into late 2025, hitting record prices.
In practical terms:

Prime cities such as Madrid, Barcelona, Málaga, Valencia, Alicante and the Balearic Islands are at (or near) all-time high prices.

Tourist/coastal zones (Costa del Sol, Costa Blanca, islands) have grown faster than the national average, driven by international buyers and remote workers.
2. Rental Market: high demand, low supply
Spain’s rental market is even more intense than the sales market:

Rents in Spain rose by around 11–13% in 2024, reaching record highs of roughly €13.4–€13.5/m² per month on average.Idealista+1

By late 2024, Barcelona had the highest average rent in Spain, at about €19.5/m², followed by Madrid at €18.2/m², with Málaga, Balearic Islands and other coastal areas also above €14/m².Idealista

A significant share of rentals were let extremely quickly —a growing portion of properties being rented in a matter of days, reflecting strong competition for good units.
